On 1 May 2026, new rules under the Renters’ Rights Act changed how private renting works in England.
What is subletting?
Subletting is when a tenant or homeowner does not use their Sanctuary home as their only or principal home, but instead allows another household to take up occupation. Subletting may include granting of a tenancy or licence and charging the new household rent without our consent.
